Clover by The River
‘Clover by the river’ is a multistoried high-end apartment building set along the Adyar river in Kotturpuram, Chennai. The location of the 3.3-acre site is quite unique – it faces the river with a forested park right in front of it. As one goes higher the site offers great views of the river to the North, the Bay of Bengal towards the East and the city views towards the South and West.

The design intent was to maximize the green footprint on site and provide congregation spaces to the residents. A central green space was formalized with the towers being oriented towards it. The sense of arrival to the site was clearly distinguished with the central green space becoming the primary focus for the pedestrians and the vehicular driveway was tucked away towards the west providing a large vehicle free zone on site. The driveway leads to the tower drop off areas and the ramps to access the 4 level basement housing up to 550 car parks.


The naturally ventilated verandahs visually link the drop off areas with the central landscape intertwined with meandering pathways providing good interconnectivity between the towers. The 60-meter tall towers, accommodating 300 dwelling units, have been designed to enjoy the vistas available from the site and also maintain a visual connection with the central green space located below.

Vehicular access was taken along the Western periphery with distinct drop-off plazas for each tower and the driveway then leading down to the basements for car-parking, thereby restricting the vehicular-pedestrian conflict and giving a more ‘people-friendly’ circulation to the campus. A landscaped driveway is integrated with the large garden at the center with the provision for vehicular access in the event of an emergency.


The common amenities have been planned at the lower levels of all the towers providing an easy access to all the residents and also have a direct connection with the central green space.


The structure of the typical levels has been designed such that the beams are independent and the masonry wall rests on the peripheral nib. This enabled us to provide full height joinery in each apartment seamlessly integrating the spandrel panel within the joinery. The key element of each apartment is the projected bay window which provides a 180 degree panoramic view of the neighborhood thus giving the occupant the sensation of having a balcony in every room. The gardens on the roof further enhance the experience of providing panoramic views to the sea.
